We know how important it is to have a New Extension to your property and the amount of questions that can come with it. So we’ve put together a small list of questions that are commonly asked to our Team of Experts.

You don't always need planning permission to add an orangery or home extension to your existing property, these can often fall under permitted development rights providing they meet certain criteria about size and other factors. House extensions of more than one storey must not extend beyond the rear wall of the original house by more than 3 metres. How far you can extend your house without Planning Permission comes down to the various rules within Permitted Development.

 

These rules look at various factors such as how close you are to your neighbours home and the type of home you live in. Your Designer and/or Building Control officer will be able to advise on how far you can extend your home after visiting your home and looking at the overall site, as well as what makes up the Permitted Development rules.

You don't always require Building Regulations, but we do advise that this is undertaken at the start of any building project to ensure it has been built to the Latest Building Code. Some Extensions often fall under permitted development rules, providing they meet certain criteria about size and other factors. A Tiled Roof is an excellent option if you are looking to keep the incoming light to a minimum and prefer the Tiled Roof Look to blend in with the existing property over the Flat Roof Orangery Design

 

A Tiled Roof Design is good because they create extensions that look beautiful, they are warm, and can be built in a fraction of the time.

There are a few options for Orangery Extension Roofs which can include a Flat Roof SkyLight or a Roof Lantern. Should you have a Tiled Roofing System, you can also Install Velux Roof SkyLights instead.

Whether a Roof Lantern or Flat Roof Skylight is best is partly down to personal preference as some people prefer the height of a pitched lantern roof, while others prefer the Flat Roof Skylight option due to its sleek design.

 

Other Items you would need to take into account is the style of your existing home. These include whether a Roof Lantern would obstruct any upstairs windows and whether you are trying to achieve a more modern look or more of a traditional look with your Orangery Extension.

The biggest factor in determining how long a house extension will take to build is the base work. The time to create a house extension base can vary dependent on the ground conditions and what type of footings are required in order to support the design you have chosen.

 

Once the base is completed, a house extension could take approximately 8-12 weeks, this can take longer if you are carrying out Kitchen Fitting and Knock-Through's into the main property.

The first step to adding an open plan extension to your home is to speak to your Designer about design options that will suit your home and meet your requirements. They may also be able to advise about whether you will need planning permission for your home extension or if it would be exempt under permitted development rules.

Choosing the right installer is vital in minimising mess during the build of your house extension. There is some mess in which is unavoidable but a good builder/company should have working practices that keep the mess in and around your home to a minimum.

There are many variations to consider that will affect how much a house extension costs. This includes the size and style of the extension, the amount of glazing or brickwork that is required as well as the type of roof used.

You can most certainly add further products to your order after the original contract is signed, we'll price this up to let you know the difference between your current option and the upgrade price and add this as a Change Order for you within the Builder App.

As a guide only, single-storey rear house extensions must not extend beyond the rear wall of the original house by more than 8 metres if your home is detached, or more than 6 metres for any other style of house.

 

House extensions of more than one storey must not extend beyond the rear wall of the original house by more than 3 metres. How far you can extend your house without Planning Permission comes down to the various rules within Permitted Development.
